Customers choose a restaurant; they don’t need it. So its location is measured by competition, reviews and access, not by population alone.
In Muscat you hear a lot about the lively street and the upscale area. Those are impressions. A restaurant location is measured by questions you can verify before signing, most of which cost only a few days.
Who eats around you, and when?
A residential district fills evenings and weekends. An office area fills lunch and empties at night. A mall follows mall hours. Decide which of the three patterns fits your concept before comparing sites, because an excellent spot for a morning café can be weak for a dinner restaurant.
Direct competitors within the radius
Map restaurants of the same category and price within a short driving radius, not every restaurant. Read each one’s reviews: what is praised and what is complained about. If waiting, parking or service complaints repeat across several competitors, that is an early gap in the area you can test.
Parking and visibility from the road
In Muscat most customers arrive by car. Visit at dinner peak on a weekday and on the weekend, and count the parking actually available, not what is painted. Note whether the frontage is visible from the main road or needs to be searched for.
Rent as a ratio, not a number
Compare the offered rent with published listings for similar units in the same area on a specific date, then ask: how many plates must I sell per day to cover rent alone? If that number exceeds the kitchen’s capacity or the table count, the site does not fit the concept, however attractive.
What remains an assumption
Average ticket, return rate and occupancy remain assumptions until you open. What changes after this check is that you know which assumption must hold, and you test it in the first weeks instead of discovering it in year two.
A restaurant location is not settled by an impression but by a six-row table with sources and dates.
